Are Roof Repairs or Roof Replacement more Cost Effective?

When repair is smart
Isolated leak path (flashing, vent boot, one valley) with otherwise healthy field.
Underlayment intact. On tile roofs, many leaks are underlayment failures; targeted replacement in sections can buy meaningful years.
Remaining life ≥ 5–7 years. If shingles or tile still have granules/finish and no widespread fastener fatigue, repairs can be economical.
When replacement wins
Multiple active leaks or widespread failures. Chasing leaks across planes gets expensive—labor duplicates.
Aging underlayment + UV damage. Especially on tile, underlayment is the real waterproofing.
Insurance & resale math. A new roof can lower insurance friction and boost sale price/time-to-close.
What about “re-roofing” (a layover)?
Adding a new shingle layer over an existing one can temporarily save labor and disposal costs. Trade-offs include added weight, heat retention, and the risk of covering unknown decking issues—so it’s case-by-case and not ideal in high-wind zones.
